The Company:
Our client is a well established, reputable and profitable Retail Chain operating sites in high streets, shopping centres, airports and stations.The Position:
An outstanding Acquisitions & Estates Manager is now being sought.Supporting the internal Property Team, the role plays a pivotal part in managing our client’s real estate interests across their portfolio; supporting the Head of Property on Acquisitions and Lease Renewals in line with agreed strategy, to ensure the best terms are achieved.
Other key duties and responsibilities will include:-
- Reporting to the Head of Property and responsible as part of the team for delivering the Group’s property strategy for the UK & ROI.
- Driving new acquisitions in shopping centres, high streets, stations and airports
- Involvement in the day to day management of lease renewals, regears and dilapidations, liaising with external consultants where appropriate
- Preparing approval papers and materials for presentation to Board members at regular Property Board meetings
- Assist in keeping the Property database up to date in relation to lease expiries, break clause options and rent reviews
- Lead negotiations with landlords / property agents to deliver the best contractual lease terms and to maximise value to the Group
- Work with the store design and maintenance teams to ensure issues are appropriately managed with landlords and to minimise costs.
The Candidate Profile:
- 3+ years post MRICS qualification experience within the retail property market either client side or in Occupier/Agency Consultancy environments. People working for Leisure/Restaurant operators will also be considered
- Full understanding of the negotiation process aligned to lease arrangements
- Ability to co-ordinate competing priorities, whilst ensuring accurate and timely delivery of tasks
- Excellent written and verbal communication skills
- Ability to work to tight deadlines where required
- Results driven, self-motivated and ability to work under pressure
- Strong planning and organisational skills
- Networking skills to develop and maintain key internal and external relationships
- Advance Microsoft Office, especially Excel
