The Position:

Reporting to the Property Director in this newly created role, the Head of Asset Management will primarily be responsible for ensuring that our Client has have a portfolio of properties that are best in class and can continue to drive a market leading flex office product.

The current portfolio is in both London and regional cities, and the buildings are of variable quality. The asset management of this portfolio is extremely important to our Client’s future growth, the aim is to ensure the high quality buildings are retained, the poor buildings are exited and the marginal ones converted to a management agreement or disposed of.

The Head of Asset Management will be responsible for acquiring new buildings through both leasehold and management agreements. The expectation would be to secure 2 – 5 buildings per year with 2 being leasehold and the others on a management agreement.

The role will involve a close working relationship with the Sales team to understand market demand and ensuring the correct product is delivered based on this demand.

The Head of Asset Management would be the number two to the Property Director and would also have responsibility for overseeing wider property projects eg: portfolio management, property asset and proper lifecycle Capex planning.

Other key duties and responsibilities will include:-
  • Developing and implementing the growth and portfolio management strategy
  • Life-cycle Capex planning for the portfolio
  • Acquisition of new buildings through both leasehold and management agreements primarily in London
  • Re-negotiation and re-gear leases of key buildings, switch other buildings onto management agreements as appropriate
  • Disposal of tail buildings
  • Develop key landlord and agent relationships to grow the portfolio


The Person Specification:

Candidates are likely to be performing a similar role within an Operational Real Estate environment.

The ideal Candidate:-
  • should be professionally qualified – RICS or similar
  • must have strong and proven occupational client side property experience and expertise
  • must have a track record of delivering value enhancing property acquisitions through both influencing and negotiation
  • will produce business cases and board reports for the approval of major property transactions eg acquisitions, disposals and regears
  • will be a cross functional team player used to working in a matrix organisation
  • will have an inquisitive mind set and strong commercial acumen
  • will have a well developed network of property contacts
  • will have an entrepreneurial streak, work out the possibles and make it a reality as well as create and evolve what they do
  • will be a good communicator at all levels with excellent presentation skills
  • have strong planning and organisational skills
  • should be able to work independently

The Location:

The operational base is Holborn, London and this person will work on a hybrid basis and travel as required.



The Salary & Supporting Benefits:
