The Positions:

The two Regional Building Surveyors will report to the Developments & Maintenance Project Manager for each Region. The two Building Surveyors will ideally live in the geographical patch that they are going to cover or close by and will focus on delivering the company maintenance and repairs strategy through active management of a variety of planned maintenance, reactive maintenance, and small capex projects. The Building Surveyor will be required to identify other investment opportunities that may exist in the estate to allow the full potential from the entire estate to be developed within the pub & hotel estate. Each Building Surveyor will manage between 70-90 sites in their region.

The Building Surveyor will be responsible for protecting and enhancing the Company’s property, in conjunction with key stakeholders including, but not exclusively, the Development & Maintenance Project Manager, Property Maintenance Controller, and through engagement with the Pub Managers, other Property Department Teams and Operations Teams at all levels.

The role requires you to be organised, self-motivated with a flair for design and our client will encourage you to promote new ideas with their Operators, which match the goals of a premium pub group.

Job Role
  • Assisting with delivery of a programme of planned maintenance including all PMV disciplines.
  • Investigate, resolve and complete all assigned property related repairs to meet business expectations and priorities with minimum impact on business operations.
  • Develop a repairs and maintenance plan for our clients obligations - actively forecast the significant spend requirement and timings.
  • Manage revenue and capital maintenance budgets and report monthly on performance against budget.
  • Assist pubs and the operations team with escalated emergency / urgent issues.
  • Assist with ensuring all buildings and equipment conform to current and proposed Health and Safety, Fire and other legislation.
  • Promote minimum statutory requirements across all disciplines, ensuring our client fulfils its own statutory obligations and ensure sites are maintained in appropriate condition.
  • Ensure all repairs are carried out to the highest levels of health & safety.
  • Inspecting properties to verify specifications and quotes in advance of works and on completion to ensure successful outcomes.
  • Carry out annual condition surveys.
  • Support and manage planned maintenance including Gas Safety Certification, Electrical Testing, Emergency Lighting and Fire Alarm testing and the resultant remedial work in conjunction with the Maintenance Controller.
  • Deliver an annual programme of external decoration and associated repairs.
  • Organise and manage pub maintenance and small capex projects.
  • Actively consider and challenge investment plans to ensure they are the right approach for the property.
  • Identify and explore opportunities to develop existing ways of working which will provide transformational growth.
  • Liaise and negotiate with Fire Officers, Environmental Health Officers, Planning and Conservation Officers in respect of works requiring regulatory approval.
  • Excellent communication with Stakeholders and Colleagues at all levels.
  • Continually identify further potential opportunities for growth and better asset utilisation within the wider Team.
  • Establish trust and confidence with Pub Managers and Operational Management Teams through professional and timely communication.
  • Assist the Property Department with energy, legionella and asbestos management.
  • Assisting with the management and maintenance of relationships with key suppliers and contractors and attending contractor and supplier reviews with the Maintenance Controllers Team.
  • Provide property expertise and advice to the Operations Team through regular reviews covering risk assessments, repairs and maintenance plans.
  • Point of contact regarding maintenance queries with internal stakeholders.
  • Providing clear and detailed instructions to contractors and consultants to permit solutions to maintenance issues.
  • Work closely with the Property Support aligned Team members.
  • Providing some out of hours support, including weekend support for property maintenance issues.


The Candidate Profile:

Candidates will ideally have a Professional Qualification in Building Surveying or a Construction based discipline eg: RICS/CIOB and our client will also consider supporting part qualified Surveyors in gaining their full Qualification.

Other key skills and experience required:
  • At least 5 years experience of working in a similar role.
  • In depth knowledge of Maintenance and Compliance issues.
  • Working within a fast paced multi-site Hospitality, Leisure, Retail or Commercial Building Surveying environment.
  • Detailed knowledge of Building Regulations, Legal Compliance and Licensing Requirements.
  • A desire to get it right first time and pride in their work.
  • A knowledge and interest in energy saving initiatives would be an advantage.
  • Good organisation skills with the ability to prioritise and manage your own workload with minimal supervision.
  • Ability to manage multiple concurrent issues, budgets and reactive repairs.
  • Ability to manage performance of Contractors and Suppliers.
  • Possess good commercial awareness with a strong record of financial control and budget management.
  • Excellent communication skills and interpersonal skills across all levels.
  • Outgoing with a positive attitude and a true team player.
  • Relationship – focussed with the ability to work in a multiple-stakeholder environment and engage internally with the Director of Property, Developments & Maintenance Project Manager, Maintenance Controller, Operations Directors and Operations Managers, Pub Managers, Legal & Estates Teams and externally with Contractors, Statutory Authorities, Sub-Contractors and others.
  • Computer proficiency.
